Home Buying Tips - Things That Will Happen to You

Have you ever wondered what buying a house is really like? Did your agent warn you of these common things that will happen during your home purchase?

Purchasing a home is a HUGE decision and for most people one of the biggest investments of their life. No matter how amazing your agent is, it can still be a stressful and emotional process. Knowing some of the things that will happen to you along the way can help relieve some of that stress. At the end of this video I’ll share the number one thing I want all my buyers to know! ?First off, you are going to have a lot of questions and that is OK. Our team does our absolute best to frontload you with information but there will always be a question we haven’t thought of yet. So ask away!

You will most certainly at some point wonder if you’re making the right decision. When I worked at Powertel, back in the day, they had us tell people during their purchase that they would have buyer’s remorse within 48-72 hours. The reason they had us do this is because it’s a natural reaction to have this feeling after making a major purchase. The company knew that if their clients expected the feeling to come that it would make it seem like less of a big deal. And they actually saw a decline in returns after they had us start doing this. Point being…it’s normal to question and it’s OK. Just try to let the feeling come and go quickly.

You will negotiate 2-5 times during the transaction including the purchase price, inspection, potentially appraisal and possibly after the final walkthrough. ?The closing date for your home will quite likely change during the process. The closing date is a goal for all the parties involved in the transaction to work toward. It does not mean you will close on that day. Do not plan your move around a tight window of the closing date. You will end up frustrated or temporarily homeless.

You will become annoyed about frequent and last minute paperwork requests and impossible deadlines. I’ve had people say that the lender is "picking on them." Imagine you were going to lend someone hundreds of thousands of dollars. Now tell me you wouldn’t want to know everything you could about the person you were loaning the money to . The faster you get these documents done and turned in, the more likely you are to make your requested closing date.

While you are feeling anxious and potentially frustrated during some point in the process, you will want to air your dirty laundry about your struggles on social media. For the love of Pete…just don’t. ?Your mortgage company will pull your credit score days or even hours before closing. Make good choices between contract and close. No major purchases, no new lines of credit, and no late payments.

You will not be told how much money to bring to closing until a few days, hours, or minutes before closing. It’s not ideal but it is what it is. Do your best to plan ahead for this to be a very last minute thing.

And what’s the number one thing I want you to know about buying a home? You will, at some point, have a TOTAL freakout. I’ve seen it in the beginning, like buyer’s remorse and I’ve seen it over an inspection item. I’ve even seen it over being overwhelmed about having to move. But know this…it will happen. And if doesn’t happen to you, it will happen to your spouse. Trust me.
