Ready for Listing Pictures?

You've spent days, weeks or even months getting your home ready to sell...touching up paint, pressure washing, adding mulch to the flower beds, removing personal items & photos and you're ready for pictures, right?

We all know first impressions are important and we also know how hard our clients have worked to get the house ready. We schedule a time for pictures but you ask yourself, what else do I need to do? Here is a list of 7 "must dos" to be ready for picture day.

Later, I will tell how you how many items you can leave on any flat surface such as table or countertop.

1st - Make sure the yard is ready! ?Mow the grass, blow off sidewalks, rake leaves. Everything should be neat and tidy.

2nd - Replace every lightbulb. Yes, all of them. 

3rd - Do a last minute clean up! This may seem obvious but those few things you plan to just "move out of the way" will become the things you will wish you had stashed in the garage or closet ahead of time. With the ultra wide room shots we do, you will end up having to move those items around more than once and that's not fun for anyone.

4th - Make the beds! And yes, even add those fluffy little throw pillows if you have them.

5th - Turn every light on and every fan off. All lamps should be on as well.

6th - Check your bathrooms. Straightened towels and close those toilet lids! Yuck! 

7th - Hide your cars. The garage is great or in front of the neighbors house.

That's it!  Now we are ready to make a great first impression! And if you're thinking that's all a bit much? I'll share that a survey by National Association of Realtors said that home buyers rated photos as the feature they use the most when they start shopping for homes online. 

I promised to tell you exactly how many items we recommend to on a flat surface in your home...Any guesses? ONE. Yep...Just one.  Anything more than that looks cluttered in pictures. For showings, you can put a couple more things out but for pictures less is definitely more.
